     Russ Dalbey is the creator of Winning in the Cash Flow Business, The Dalbey Foundation, and  the Dalbey Education Institute. This is a program I'm not intimately familiar with. At first glance it seems to be right in line with the likes of Jeff Paul or John Becks system. You order the initial package of basic information, for a small fee, and then the up sell begins. They will try to sell you extra training and resources and eventually try to sell you the mentoring package for around $5000. Unlike the others who use Mentoring Of America, Russ Dalbey actually created his own mentoring company "Dalbey Education Institute".

At the heart of the Russ Dalbey experience is Winning in the Cash Flow Business. You know, the home business infomercial that's on every other TV channel after midnight? It's a real estate course aimed at purchasing cash flow notes, otherwise known as seller-financed loans, and then selling them to other investors or financial institutions for a profit. Russ Dalbey has been in the business for about 20 years so I'm sure he knows what he's doing, but... there is no magic formula here.

However, Russ Dalbey would have you believe that with his course you can learn to do what he does in a matter of a few weeks. It's just not so. Real estate is a hard nut to crack. Lots of research and lots of lessons to learn (usually the hard way). If you plan on making real estate you career however, I would still recommend getting the Russ Dalbey course. It's a good addition to your real estate library and who knows, it may come in handy some day.
